1. Service description

SiteSift provides site due diligence reports and related tools for screening UK property and development sites. The service aggregates and presents data from public sources and may include AI-generated commentary. Reports are for early-stage screening and informational purposes only.

2. Disclaimers

The service does not constitute legal, planning, or professional advice. Data accuracy depends on upstream providers; we do not guarantee completeness or that data is current. Users are responsible for verifying information with local authorities and obtaining appropriate professional advice before making decisions.

3. Acceptable use

You agree to use the service lawfully and in accordance with these terms. You must not: use the service for any illegal purpose; attempt to gain unauthorised access to our systems or other accounts; resell or redistribute the service or data in a manner that competes with us without agreement; or use the service in a way that could harm the service or other users.

4. Accounts and payment

Where you create an account, you are responsible for keeping credentials secure. Paid plans are billed in accordance with the pricing displayed at the time of sign-up. Refunds are at our discretion unless otherwise required by law.

5. Intellectual property

We own or license the rights in the service, including software, design, and branding. You receive a limited licence to use the service for its intended purpose. Underlying public data remains subject to the terms of the respective data providers.

6. Limitation of liability

To the fullest extent permitted by law, we exclude liability for indirect, incidental, special, or consequential loss, and cap our total liability to you for any claim arising from the service at the amount you paid us in the 12 months preceding the claim. Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

7. Termination

We may suspend or terminate your access if you breach these terms or for operational reasons. You may cancel your account in accordance with the service settings. On termination, your right to use the service ceases; we may retain data as set out in our Privacy policy.

8. Changes

We may update these terms. We will notify you of material changes (e.g. by email or in-product notice). Continued use after the effective date constitutes acceptance.
