Environment Agency flood layers
Flood zone (river/sea) and surface water (pluvial) mapping.

Update cadence: Updated periodically by EA.

Historic England
Listed buildings, scheduled monuments, conservation areas (where provided).

Update cadence: National list updated regularly.

Natural England
SSSI, AONB, and other designations.

Update cadence: Updated periodically.

HM Land Registry Price Paid Data
Local context and comparable transactions where relevant.

Update cadence: Monthly updates.

How we separate facts from AI

In every report, the "facts layer" is built from the sources above. Each constraint is labelled with its source. The "AI commentary" section is clearly headed and separated — it interprets for planning-risk context but does not present interpretation as primary data.
